Selling Your Investment- 6 Steps to Success- Managing the preparation, marketing and sale of your real estate investment is what I pledge to do. With over 300+ transaction under my belt it's my intention to pass along to each of my seller clients the benefits of my experience. Selling real estate is more complicated than just the 6 steps below but these are important ones.
Pricing
A critical component of successfully selling your property is establishing a correct asking price from day one. Too often I watch overpriced homes sit on the market costing their owners thousands. I work closely with my sellers in determining the fair market value of their property. With over 15 years of experience assisting buyers and sellers, I understand why some homes sell and others do not.
Preparing for the Market
I can't stress enough the importance of making a good first impression. Serious Buyers take note of a home that looks great as well as homes that are in disrepair. The majority of today's Buyers want to purchase a home that is in "move-in" condition. When it comes to advising my Sellers honesty is the best policy, if a home needs fresh paint, new carpet or updating before it will sell for the best price possible I am going to let them know. Often times I will recommend a pre-listing home inspection or in other words a home inspection before you put your property on the market. Having a list of repairs that you can make beforehand increases the likelihood that yor road to the closing table is paved and not gravel.
Navigating the Market
Local real estate markets are somewhat organic - trends can shift quickly which may require swift action by a Seller if they want to capture the elusive Buyer who is looking at sometimes a dozen or more homes. As a full-time broker I am always keeping my eyes on the market, watching price reductions, new properties entering the market and others exiting. What might be right for your home today could very well change in a matter of weeks. Is our asking price right? Do we need to paint some rooms or add (or subtract) some landscaping? Let me guide you, I know this road well.
Marketing
Back in the day marketing was a sign in the yard, an ad in the newspaper and Open Houses. Today's Buyers are educated, calculated and prepared. The Internet is ground zero for finding homes for sale and your home had better be splashed all over it. You want your home not only in the local MLS but on hundreds of other real estate company's website and sites like Yahoo®, Trulia® and Realtor®.com . When Buyers find your property they want to see a lot of good pictures, layouts, tax information, community information, school information and much more. Buyers often times want to know as much and sometimes more about a home than the owners do. I understand marketing to today's information hungry buyer, let me feed them.
Inspections
Today's home buyers come with an arsenal of Inspectors ready to pick over your property with a fine tooth comb. Home Inspections, Radon Inspections, Pest Inspections, Structural Inspections, Mold Inspections, Inspector Inspections, you get the picture. I have attended countless inspections and negotiated hundreds of repair lists that come as a result. Take a deep breath and let me handle it.
Closing Table
This is the finish line, what you have been working towards for months. Contract and repair negotiations should be finished by now, financing for the Buyer is in place, all you should have to do is show up and look pretty. It takes a lot of hard work by a lot of people to get a Buyer and a Seller to the closing table. I know the road to the Closing table, let me show you the way.
