Buyer's Steps to Closing

  • Contract Date Contract to Purchase signed by all parties
  • Within 5-7 days: Apply for Financing (Lender will arrange Appraisal); Schedule Home Inspection (Schedule water and septic if private systems); Select Closing Attorney and schedule Closing Date
  • Within 2-3 weeks: Provide Loan Commitment Letter to Sellers; Attend Home Inspection Review and Discuss Inspection Results with Broker; Broker prepares Repair Request Letter as necessary. Seller should respond within 5-7 days
  • Immediately thereafter: Buyers and Sellers negotiate repairs (through Brokers) 3-4 weeks before Set up Homeowners’ Insurance for new property closing
  • Approx. 21 days before closing: Pest Inspection (Buyer attendance optional) closing 1 week before Buyer sets up Utilities, transfer on Closing Day closing
  • 2-5 days before closing: Walk through Inspection by Buyers & Broker closing
  • 1-2 days before closing: Review draft of HUD-1 or Settlement Statement for accuracy.
  • Closing Day CLOSING at Attorney’s Office, Buyer(s) usually present to review and sign documents. Provide Bank Check for amount due!
